What this job actually involves

Knotweed survey — how it works here

Knotweed survey in Stockport

An operative looks at the plant in person, walks the edge of the stand, takes photographs and notes how near it is to the house, sheds, walls and drains. The report that follows sets out spraying and excavation options with prices, written the way lenders and conveyancers expect. A typical Stockport garden is done in about an hour.

What happens at a Stockport knotweed survey

The operative begins at the plant, checking stems, leaf shape and any dead canes left from last year, then follows the line of growth to see whether it carries on past the boundary. Photographs are taken from marked spots so the same view can be repeated next season, and distances are measured from the outermost canes. Measurements to the house, drains, sheds and fences go in the report because those are the first numbers a lender or contractor asks for.

One clump on a tidy lawn is quick. A strip along a railway bank, a cluttered yard or a cleared plot takes longer because the edges vanish under brambles and fly-tipping. Access matters as well: a locked gate, a steep drop or a loose dog all cost minutes. Mention anything like that when you book and the £275 price stays as quoted.

Leave the plant alone. Cutting, strimming or pulling spreads fragments and makes mapping harder. It helps if you clear stored items from around the base of the stems and dig out any paperwork, such as a valuer's comment or a letter from a neighbour. Winter canes are enough to identify the plant, though summer shows best how far it has gone.

Questions about knotweed survey

Will you need to come inside?
Only when there is no other route to the garden. If there is a side gate or back access, we can arrange to use it.
How do I know if it is Japanese knotweed?
Start with the stem: hollow like bamboo, flecked purple and bending in a zig-zag at every joint. The leaves are shield-shaped with a flat edge where the stalk joins, and in late summer it throws up sprays of cream flowers. Old brown canes can stand through the whole winter. Sending us a photo is quicker than comparing pictures on your phone.
Is it illegal to have knotweed in my garden?
No, owning land with knotweed on it is not an offence. The law is broken if you let it spread into the wild, and soil or cuttings count as controlled waste. If it moves into a neighbour's garden, they may be entitled to bring a claim against you.
Will knotweed stop me getting a mortgage?
It does not rule one out. Plenty of lenders will go ahead if there is a professional survey, a treatment plan and an insurance-backed guarantee that can pass to the buyer.
How long does treatment take?
Most spraying programmes run for three to five growing seasons, with monitoring afterwards. Digging it out takes days rather than years, but the bill is a good deal higher.
Can I just dig it out myself?
We would not. Small fragments of rhizome regrow, and the soil cannot go in your wheelie bin or be taken to the household waste site.
